COMPARATIVE ANALYSIS OF REAL ESTATE VALUATION METHODS

Real estate valuation is a complex and multifaceted process. As a result, the choice of
valuation tools and the importance of substantiating them with the necessary methodological methods
always remain relevant. The comparative approach, cost approach and income approach used in real
estate valuation were analyzed separately. The purpose of this study is to conduct a comparative
analysis of existing approaches to real estate valuation. The main results of the study are the theoretical
foundations of real estate valuation and a comparison of methodological approaches to real estate
valuation. At this time, the advantages and disadvantages of each valuation method were determined,
the conditions of use and limitations of each approach were substantiated.
